The seller has gotten all but one needed permit to construct a home on this lot. It has a riparian buffer that the seller has gotten approval to build in. Durham has granted a 28 ft wide driveway to satisfy the NCDOT requirement for a turn around driveway.

Durham has a hold on new sewer permits is this area but they have made several exceptions. The buyer would have to get this exception in order to obtain a building permit. The seller has discounted the lot for that risk.
